A Limited Service broker, or discount broker, provides fewer services in exchange for giving a discount on the real estate commission.
A discount broker anchors their business on discounting their only source of income, the sales commission. So, how well do you think a discounter will look out for your money, when it comes time to negotiate the sale of your home? Isn't is just logical to expect a discounter to pressure you to accept a lower sale price in order to make the sale?

A discount broker's sign MAY attract Buyers to your home, but those Buyers will probably expect to pay a lot LESS because you are saving money!
Today's buyers are very savvy and they know a discounter's sign when they see one. If your home is listed with a known discount broker, buyers know that you're saving money on the commission. And, they will expect you to pass that savings along to them, in the form of a lower sale price.

 

Choosing a discount broker could also send the message that you are desperate and cannot afford to pay a top Realtor to market your home.

 

Many of these part-time brokers will even leave you to negotiate the sale.
And, if you do, you will more likely lose money, because seasoned Realtors can easily turn the deal upside down in favor of their client, simply because you lack the expertise needed to out-negotiate them.

What about inspections and the repairs that the Buyer will request you to make?
Do you know which repairs will be needed to keep the buyer in the sale? Will your discount broker be there to assist you in negotiating the repairs? Everything is negotiable, and you need full-time, professional Realtors looking out for your best interests.

 

Brokers providing fewer services for a lower commission could be motivated to just save themselves time and effort. And, you could end up losing money, as a result.

Keep your "bottom line" in mind. If you give up as little as 1% of your home’s value during negotiations, then you completely lose the advantage of working with a discounter. The old adage, 'You get what you pay for is true'.
